OFFICE HOURS: The Rentals office in Pigeon Tennessee is open from 9 am to 9:30 pm seven days a week. We are closed
Thanksgiving Day and Christmas Day. Check-in: 3 pm - 9 pm Check-out: 11 am. Please contact the office in advance if you
need to make special arrangements.
RESERVATIONS: You must at least 21 years old to rent a cabin or chalet. Reservations are accepted up to 1 year in advance
and confirmed rate will be guaranteed. Rates are subject to change without notice unless confirmed.
A 50% deposit with a major credit card is required to confirm a reservation. The office may use any funds received from guests
immediately upon receipt of such funds.
Reservations which are changed 2 or more times are subject to a reservation change fee.
MINIMUM STAY REQUIREMENT: There is a 2 night minimum stay for cabin rentals on non holidays in Off Season, In Season
and Peak Season.
Some holidays such as New Years Eve and the months of July and October require a 3 night minimum stay and a 4 night
minimum stay for Independence Day, Thanksgiving and Christmas Day.
HOLIDAY LIST: The following holidays are subject to Peak Season Cabin Rental Rates and may require a minimum stay
longer than a 2 night minimum stay:

METHODS OF PAYMENT: We accept cash, money orders, traveler's checks, and credit cards for cabin and chalet rentals.
Personal checks are not accepted at check-in.
CANCELLATIONS: A 90% refund or 100% credit to another cabin rental will be made as follows:
1-3 bedroom cabins or chalets with a 14 day notice
4 bedrooms and larger cabins or chalets with a 30 day notice
Cabins of all sizes on Holidays with a 30 day notice
All changes or cancellations must be received in writing. If proper notice is not given as indicated, the deposit will be forfeited.
REFUNDS: No refunds will be given due to weather conditions or for early departures. We recommend four-wheel drive and/or
chains in the winter and early spring seasons.
All properties are privately owned. Amenities, descriptions, and names of units are subject to change without notice. Your unit
will be inspected prior to your arrival. The property owner and rental company will not give refunds in the event of a mechanical
failure or absence of any item, or for any public utility problem.
No student groups, house parties or receptions are allowed in any of our units. If guests are found to be having a party, they
will be asked to vacate the unit and no refund will be given.
EQUIPMENT and FURNISHINGS: Phones are available in all units. Calling cards must be used for long distance calls and in
some units local calls.
The condition of the unit and its furnishings will vary due to the age, care and taste of the owner. Some owners have locked
closets or garages containing personal belongings and are not included in the unit rental.
Equipment failures and problems with the unit must be reported immediately. You will be given an emergency number to be
used after office hours for emergencies only such as: no heat, smell gas, no water, etc. Other equipment failures such as
problems with the hot tub, gas fireplace, TV, etc., leave a message on our office voice mail. Repairs will be made as quickly as
possible.
LINENS and SUPPLIES: Bed linens and bath towels are provided along with basic kitchenware and utensils. Bed linens are
not supplied for sleeper sofas or futons so please bring your own. Daily linen and towel exchanges may be made as needed
between 10 am and 4 pm at the office.
A starter supply is provided of personal soap, dish washing detergent, toilet paper, trash bags, and paper towels. Personal
items such as shampoo or hair dryers are not supplied so please bring your own.
OUTDOOR GRILLS: Cabins we rent have charcoal grills. For charcoal grills you must bring your own charcoal and lighter fluid.
FIREPLACES: Wood for fireplaces are provided from October 1st to March 31st. Wood burning Fireplaces are not to be used
April through September.
SMOKING IN CABINS OR CHALETS: In accordance with Tennessee law enacted in October of 2007, smoking is only allowed
in designated smoking cabins and chalets. Smoking is not allowed in any other rental cabin and if a guests smokes in a non
smoking cabin or allows cigarette, cigar or pipe smoke to enter a non smoking cabin, by law will be reported to the state of
Tennessee where you will be subject to a $500 fine and or arrest. You will also be charged a $250 smoke removal cleaning fee.
The office takes the new Tennessee smoking laws seriously as well as the health and safety of future guests who may be
effected by the after effects of second hand smoke.
OCCUPANCY and HOUSEKEEPING: Please limit occupancy in a cabin to what is posted on each cabins description which is
at or within the local fire code established maximums for each unit.
Hot tub covers must remain on hot tubs and such be latched when not in use. Departure maid service is included in your rent,
however we do require that you place all trash in bear proof containers outside and latch the lid in place, leave the kitchen
clean, and lock all windows and doors. For cabins with keys we ask that you return the keys to the office.
DAMAGE BY GUESTS: In the event of damages or extra cleaning requirements created by guests, additional charges may be
applied.
PETS: Most of our units do not allow pets however there are many pet friendly cabins and chalets available in our rental
program. A $125 cleaning fee will be assessed if a pet is found in any of our units that do not allow pets.
When bringing your pet to a pet friendly cabin or chalet, there is a $50 pet cleaning fee per pet and we ask you to crate or
cage any animal that will be left alone in a chalet or cabin.
Pet owners are responsible for any damage or any extra cleaning a cabin or chalet may require that is caused by their pets.
